This unit focused on grammar rules. Modals, Phrasal Verbs and Passive Voice are all well explained and the book provides good examples as well. I would say this topic in the specific can be confusing for native speakers, so I believe it could be a challenging lesson to teach when teaching English to foreign students! Therefore I'd say it is important to grasp how these rules works and find an easy and effective way to better make students understand them well!
